It's just like HGTV!! Sort of.

We've kicked off the month with some excitement. We met with the architect & designer to discuss and see what options they devised for the remodel. We have a plan! Well, a "floor plan and section building option" to be precise. This is what we've been waiting on for over a year (see previous post on architect #1 that fell through plus drudging through budget and the Cadillac remodel) and I am beyond happy to have a direction to be moving.

They say a picture is worth a thousand words, well this picture is worth a thousand hours. All those days editing and reading schematics back when I was an engineer came in handy though I'm obviously NOT an architect, designer, contractor, or anything of the sort. And I'm sure my husband would have the patience to produce better and more precise quality. Don't judge, just marvel at my basic attempt at the existing floorplan for the main level - ALL HAIL MSExcel!! I left off (ok, I got lazy) all the little storage shelves that sit in various spots, the 2nd apartment sized fridge, etc. You'll get to bask in those details when I post the before pictures.


So back to meeting with the design team. I felt a little like we were on HGTV and I was a bit giddy. Here's design option 1....and option 2....aaaannnd option 3. They were very creative in their approach and addressed our priority list as well as budget. After mulling over the options, looking at location of new support posts, and such (one of us more quietly than the other - I'll let you guess who was the quiet one), we were in agreement which one we liked best.
I'm still a bit in shock over the option we picked as it's the biggest change, but in the end I think it's the one we'll be most comfortable and visually appealing, even if it's a little costlier. Here's the floorplan we picked:


It's a case of musical rooms - almost everybody got rotated around!!

Basically, they had to start with the stairs. Those can only be moved so much due to the concrete foundation walls in the basement between the living space and the crawlspace, as well as the new dormer location. In every option, the bathroom walls and plumbing would be moved to make way for the legal width of the stairs. So once we were moving bathroom plumbing, it created a domino effect and we were moving kitchen plumbing anyways. And let's be honest, why in the world would you want a bathroom right off your dining room and living room??

So, 2 story dormer on the top part of the picture, 1 story on the bottom. The bathroom is being relocated to where the existing kitchen is (this might be converted to a half bath only or laundry instead of shower). Dining room goes where the existing bathroom is. And the kitchen moves to where the existing dining room is. We will end up adding some more seating in the living room and at the stair landing (the dark rectangle jutting out).  I didn't show the loft floor plan, but basically we're adding a bathroom up there. Not much changes in the basement besides legal stairs.

The next step is finalizing the details here and the creation of the documents to hand to a contractor for bids. We expect to have all those completed within in a month.
Anybody know a contractor that likes to work in the late fall / early winter??
